A launch listing here can exist before a project is registered anywhere. That is what makes it useful, and it is exactly why every figure carries a mark saying how sure we are, and why, rather than asking you to take it on trust.

    A listing starts from an automated research pass across brokerage desks, regional press and consultancy notes.

    A post from a community forum or a broker’s own page can point us toward a launch, but it never counts as a source of record on its own. It is a lead we still have to find published, checkable coverage for, not proof by itself.

  • Checking

    Every figure is marked one of three ways, and the mark says exactly what was done.

    "Checked" means more than one independent outlet published the figure and it sits inside the range already registered for similar homes in that area. "Published" means it was reported somewhere, but we could not confirm it against registered sales, either because only one outlet carries it or because the comparison did not come back inside range. "Unverified" means nobody has published it, or there is nothing registered to check it against.

  • Estimate

    Where no price has been published at all, we may show a range instead of a figure, never a single number.

    That range is built from what similar homes nearby have actually sold for, and it is labelled "Our estimate, from what similar homes nearby sold for." on the card itself, so it is never mistaken for a developer’s own figure. It only appears where we have enough comparable launches to build it from responsibly, and only in a market where we can check it at all.

  • Coverage

    Dubai and Abu Dhabi are the only emirates we can check a figure against.

    Sales registers for Dubai and Abu Dhabi are what every "checked" and "published, inside range" mark is measured against. Sharjah and Ras Al Khaimah, along with the rest of the country, have no equivalent register available to us here, so a listing in those emirates can never be marked higher than "Unverified", however many outlets have covered it. That is a statement about what we can check, not about the market itself.

  • Correction

    A listing we get wrong is pulled from the board, not quietly edited.

    Nothing we have gathered about a launch is deleted outright. When a correction is confirmed, the listing stops being shown, and the reason and the date it happened are kept on the record. If it turns out we were right to remove it, it stays off; if new information changes that, it can come back with the new information behind it.

  • This page describes how a listing is put together before a project reaches a public sales register, not after. Once a project is registered, our project-level market data draws on the register itself, which is a separate, more reliable read covered on our data methodology page.
  • A predicted range is a read of nearby comparable sales, never a valuation of the specific project, and never a promise about what units will actually sell for.
  • We publish no price index and no automated valuation from this page.
  • A figure moving from "Checked" to "Published" (or back) usually means a new outlet reported it, or the registered range it is compared against changed as more sales are recorded, not that anyone edited the number by hand.
Dispute a listing

Tell us what we got wrong.

If a listing names the wrong developer, shows a figure that never applied, or should not be on the board at all, tell us which one and why.
