Both. Lite is AED 99 per seat per month, or AED 999 per seat per year, which works out to about AED 83 a month. Pro is listed at its best annual rate, AED 2,999 a month billed yearly, or AED 3,499 month to month. Lite and Pro are shown plus 5% VAT. Lite is per user and Pro includes 3 seats. Ultra is tailored to each organisation, contact us for a quote; it includes 5 seats with more available on request.

A seat is one named user. Lite is priced per seat, so you add the whole team and each person gets the full Market Terminal: compare up to 7 markets, the MOIRA Score location grade, AI market insights, and the full 20,000-row CSV export. Add or remove seats as the team changes.

Pro is the pricing workspace: up to 10 projects, the Price Prism engine, version control with comparison up to 3, inline AI insights, the SIOA audit, and payment plan modeling with NPV. Exports up to 50,000 rows, bulk market downloads up to 100,000. Pro does not include conversational MOIRA chat, AI deep research, or Pricing Pulse. Ultra adds unlimited MOIRA chat, AI deep research, Pricing Pulse with accuracy tracking, unlimited projects, comparison up to 6, exports up to 1,000,000 rows, and unlimited board-ready reports.

MOIRA Majlis brings MOIRA to the assistant you already work in: ChatGPT, Claude, or any assistant that speaks the Model Context Protocol, under your own PropertyDynamix access, with every call logged. It is an add-on at AED 399 a month, on a Lite seat or on its own. A Lite seat that opts in on annual billing pays AED 4,999 a year for Lite with Majlis together. Pro and Ultra include it. Every plan includes a fair-use daily allowance of rows read from the sales and rental registers: Free 25,000, Lite 100,000, Pro 250,000, Ultra 2,000,000. It resets at midnight UTC. It counts rows returned from queries that read the registers, and it exists so no account can copy the registers wholesale.

The Free tier is a 3-day Market Terminal trial with no card required, and it runs to 7 days as soon as you verify your phone number. You can search any area, project, or building and read live DLD and ADREC data, percentile bands, PSF trends, and yields. Compare and the MOIRA Score are view-only on Free, and export is capped at 2,000 rows. Upgrade to Lite to unlock them, or to Pro or Ultra for the full pricing workspace.

Ultra is shown with 5% VAT already included. Lite and Pro are listed before VAT, with 5% added on top in line with UAE tax rules. Free has no charge. Your invoice itemizes the subscription and the VAT separately.

Yes. Free and Lite are self-serve, so you can move up at any time and the change applies right away. Pro and Ultra are set up with our team, so upgrades, downgrades, and seat changes are handled together with your account contact, with billing prorated to the change.

Nothing to refund on the Free trial, since no card is taken. On a paid plan, cancel within 7 days of your first payment and we refund it in full, no questions asked. After that, a monthly plan runs to the end of the month you paid for and an annual plan to the end of the year you paid for, with no further charge and no exit fee; we keep what was already paid and do not refund the unused part. Your projects and data stay put either way, read-only until you reactivate or ask us to delete them. When you move in, our migration wizard imports your existing models and pricing rules, so you carry your work across rather than starting from scratch.
